Silverline Builders Corporation was established in 2009 in Sennett, New York by Benjamin Garrett, a highly skilled high-end cabinet maker, who recognized a significant communication gap when it came to bringing a client’s vision to life. He was determined to fill this void by providing personalized attention, exceptional craftsmanship and a dedicated process for each client.

In 2014, Benjamin knew he couldn’t do it alone. He needed someone who shared his passion and possessed a complementary skill set. That person turned out to be his life partner Kaytlin Bell. Kaytlin, a spirited and resourceful individual, enriches the company with her art background, hands-on trade experience and knack for organization.

Together, they made a conscious decision to remain a boutique remodeling company, allowing them to oversee every aspect of the work. This approach ensured that no detail gets overlooked, and that each client’s vision is meticulously brought to life.

Benjamin and Kaytlin share a deep passion for the construction industry and believe in leading by example. They actively work alongside their employees in the field, immersing themselves in every project. So, they can bring firsthand knowledge and techniques to the team.

Our Process

To initiate the process, please click on the “Contact Us” button on our website. This will direct you to a form where you can provide detailed information about your project. The more information you provide, the better we will understand your needs and expectations. Feel free to include any relevant photos.

Once we receive your inquiry form, our team will review it and schedule a complimentary initial phone call. During this conversation, we will gather additional information necessary to understand the scope of your project, your budget, and your specific requirements. If your project aligns with our previous experience, we may be able to provide you with an estimated cost range without an on-site visit. With or without an estimated cost range the next step would be an in-home consultation.

During the in-home consultation, we will thoroughly discuss your project and address any questions or concerns that you may have.  If you’re comfortable moving forward with us we’ll present the “Scope of Work Agreement” which is used to determine all the complicated details involved in, your project. We will request your signature(s) on this agreement and a nominal “Pre-Construction Planning Fee” that reflects a percentage of your project’s estimated budget. For smaller projects the fee ranges from 2 to 3 % of what our estimated budget is and for large projects it’s based on budget and hours needed for pre-planning.

Why do we charge a Pre-Construction Planning fee? It covers the hours we spend planning your project, if you decide to proceed with our company, you will receive 50% back towards your contract. If you choose not to move forward, it compensates us for the time and effort, we invested and is non-refundable.

Entering our “Scope of work Agreement” phase will give you an accurate budget amount for your project, which is far more effective than a free estimate.

Once the preliminary stages are completed, Silverline Builders will develop a comprehensive “Construction Agreement” that includes an itemized list of all construction-related elements. This agreement will also feature any custom selections and decisions that have already been made, along with allowances for potential items. Signing this document, will give you a clear understanding of the project’s cost, and any modifications to the scope of work will be documented through “change orders” , detailing the associated cost adjustments. The construction agreement will also specify an estimated start and finish date for your project, enabling you to plan effectively.

Along with signing the Construction Agreement, we will request your first payment which will include a down payment to hold your place in our schedule and a payment for your special-order items and/or long lead items that could hold up your project’s deadline. The delivery date of the special-order items determines the start date and project timeline.

It is worth noting that for older homes, it is advisable to allocate a contingency fund to address unforeseen issues that may arise during the exploration phase. Not all projects go exactly as planned, and until walls are opened, there may be hidden items that require additional costs.

Approximately one week before the construction commences, we will schedule an on-site meeting. During this meeting, we will discuss the planned construction process, including the timeline and various aspects such as safety concerns, garage or gate codes, material storage locations, parking arrangements, and the placement of facilities like a porta-potty and dumpster. If you have pets, you should ensure their safety by determining appropriate areas where they will be confined during working hours. During the project, we will maintain regular communication with you, which is critical in making prompt decisions that will maintain the project’s momentum.

This step marks the start of the construction phase, where you will witness your space being transformed according to the agreed-upon plans. Home renovations can be emotionally charged experiences, with ups and downs. We believe that open communication is crucial for managing emotions effectively. To ensure this, we will hold weekly or bi-weekly on-site meetings. These meetings will facilitate ongoing decision-making, coordination of trades, and proactive problem-solving. They will also provide an opportunity to address any upcoming concerns, giving you time to consider and make decisions.

As we approach the completion of your project, we will conduct a final walkthrough together. During this walkthrough, we will create a comprehensive list of any remaining items to be addressed or finished. This process allows us to ensure that all your concerns are resolved and provides an opportunity for us to offer instructions regarding device usage and maintenance going forward. Subsequently, we will perform a 90-day inspection to address any adjustments, such as tightening loose screws, and ensuring your satisfaction with the completed project. It is important to note that Silverline Builders stands behind our craftsmanship, and your newly remodeled space comes with a one-year warranty. If you encounter any issues or have questions after the project’s completion, please do not hesitate to contact us.
